The Last Will and Testament of Nancy A. Richards
Be it known that I, the under-signed, Nancy A. Richards, of Gibson county and State of Indiana, being of sound and disposing mind and memory, do hereby make and publish this as my last Will and Testament. Item First. I desire that all just debts which I may be owing at the time of my death, together with the expenses of my funeral and last sickness be paid. I desire to be buried by the side of my deceased husband Nicks A. Richards deceased. In Warnock's Cemetery near the city of Princeton in said Gibson County. Item Second. I desire that my debts be paid as mentioned in Item First from my personal estate, if the Same be sufficient for the purpose. If there be more personal estate than necessary for such purpose the residue thereof to descend to my daughter Jane Erwin as her property. If there be not enough personally belonging to my estate to pay such debts then I desire that only enough of Real estate be sold to pay such residue of my debts. Item 3d. I desire that all my real estate (subject to the provision in Item 2nd) descend to my daughter to be held by her for and during the term of her natural life: and that at her death it descend to the heirs of her body to be held by them in fee simple. I desire that such real estate descend equally to my grandchildren, and that if any such grandchild or grandchildren die before I do, leaving children alive then such child or children to inherit the share its parent would inherit if living. Item 4th I desire that my said daughter during the term of her natural life shall pay or cause to be paid all taxes and repairs and improvements upon said real estate and commit no waste thereof.
